Loveland: In Top 10 Housing Markets for Future Appreciation

U.S. News & World Report recently released the national top 10 housing markets in terms of appreciation rates over the next 10 years according to Moody's Economy.com. Loveland/Fort Collins area came in third behind cities in Washington and New York. The Coloradoan (Fort Collins) covered the article as well noting Colorado State Univerity and the reseach in renewable energy as major draws. Midtown Homes, developer of innovative homes and family-friendly communities, announced today that they accept zero percent (0%) down payment for first time homeowners who take advantage of the Federal First-Time Homebuyer Tax Credit Program. The program can help first time buyers qualify and obtain a new, affordable home in the coveted Boise Village North subdivision located in Loveland, Colorado.

“We understand that it’s not easy to qualify and purchase your first home,” stated Russ Sprague, Listing Broker from Boise Village North. “That’s why it is important for people considering a home purchase to understand and take advantage of the great options offered in 2009 by the United States Government and the Colorado House and Finance Authority. Our professional, educated staff can assist first time buyers with ownership options.

BUYER PROGRAMS
First time homebuyers who purchase a home on or after January 1, 2009, and close before December 1, 2009, can receive a Federal Tax Credit refund of up to $8,000. At Boise Village North, this Tax Credit can go a long way to customizing the home of your dreams or helping with first year home ownership.

Boise Village North homebuyers can also make use of another purchase assistance program, JumpStart, which is offered by the Colorado Housing and Finance Authority. (CHFA) First time buyers who qualify for JumpStart can take advantage of a new home purchase with limited funds. When the buyer qualifies, the JumpStart second mortgage loan can be used for a down payment and/or closing costs. A JumpStart loan is for either 3.5 percent of the first mortgage loan or up to $6,000.

There is an administrative fee of $350 when using JumpStart. However, once a buyer receives their Federal Tax Credit, they can use it to pay off the JumpStart second mortgage loan. If the loan is paid off before June 30, 2010, a one-time $250 administrative fee refund will be applied to the payoff balance. Additional JumpStart program details are available at the CHFA web site www.chfainfo.com/homebuyer.

“First time buyers can use Tax Credit and other programs like JumpStart to finally get into the home of their dreams with the assistance of safe, government and state run programs,” stated Sprague. “Our goal at Boise Village North is to help clients own a unique home while getting the most for their hard-earned money. Our vast standard features and additional tailored options allow each homeowner to build not just a house but their own affordable, customized home.”
